MARTIN COUNTY HOME SALES RISE AS PRICES RESET TO START THE YEAR

Just in! January 2026 reports have been released detailing recent real estate activity in Martin County. The reports compare year-over-year data. Here are statistics on single-family homes. 

Martin County opened 2026 with stronger sales activity and steady buyer interest, even as pricing eased from last year’s levels. Closed sales increased 28.7% year-over-year in January, with 148 single-family homes sold compared to 115 in January 2025.

At the same time, the market is offering buyers more negotiating room on price. The median sale price fell 18.0% year-over-year to $507,500, and the average sale price declined 24.4% to $947,336, suggesting a shift in the mix of homes selling and/or more price sensitivity among buyers. Inventory rose 6.7% year-over-year to 952 active listings, and the market held at a 5.4-month supply of inventory—near balanced conditions (Florida Realtors® notes 5.5 months as the benchmark for a balanced market).

Looking ahead, demand signals remain encouraging: new pending sales climbed 17.8% year-over-year to 238, while new listings increased 5.8% to 344, indicating both buyers and sellers are active as the year gets underway.
