June was another spectacular month for South Florida’s home sales, with sales up for the 10th straight month to the strongest annual pace of 18.6%, with sales up in both the single-family and condominium/townhomes segments in each county. The sales growth was broad-based across price points, but the million-dollar market continued to outperform with sales up nearly 40%, a clear indication of the acceleration in wealth migration to South Florida.

This strong sales momentum is likely to be sustained throughout the rest of the year, given the resilience of Florida’s affluent buyer base to higher mortgage rates and the resurgence in out-of-state migration in 2026, particularly from New York and California.
