BROWARD COUNTY SALES HOLD STEADY AS PRICES MODERATE AND LUXURY ACTIVITY STRENGTHENS

Just in! January 2026 reports have been released detailing recent real estate activity in Broward County. The reports compare year-over-year data. Here are statistics on single-family homes. 

Broward County’s single-family home market began 2026 with relatively stable sales activity and continued strength in higher price points, even as median pricing moderated from last year’s levels. Closed sales totaled 757 in January, remaining fairly consistent year-over-year.

The median sale price declined 3.1% year-over-year to $620,000, signaling modest price softening compared to January 2025. At the same time, the average sale price increased 10.2% to $978,198, reflecting stronger activity in the luxury and upper-tier segments of the market. Luxury sales played a notable role in January’s performance. Sales of homes priced at $1 million and above rose 10.7% year-over-year. This activity contributed to a 9.1% increase in total dollar volume, which reached $740.5 million for the month.

Inventory conditions remain relatively balanced. Active listings declined slightly by 2.5% year-over-year to 5,082 homes, while the market held at a 5.1-month supply of inventory, just below the 5.5-month benchmark typically associated with a balanced market.

Homes are taking slightly longer to move through the transaction process. The median time to contract increased 9.3% year-over-year to 47 days, while the median time to sale rose 3.5% to 88 days, suggesting buyers are exercising more diligence but transactions are still closing at a healthy pace.
