PALM BEACH COUNTY HOME SALES CLIMB AS PRICES RISE AND HIGH-END ACTIVITY ACCELERATES

Palm Beach County’s single-family home market started 2026 with stronger sales momentum and rising prices, supported by increased buyer activity, particularly in higher price ranges. Closed sales rose 10.2% year-over-year in January, with 937 homes sold compared to 850 in January 2025. Prices moved higher as well. The median sale price increased 7.7% year-over-year to $700,000, while the average sale price rose 6.2% to $1,507,693, reflecting continued strength at the upper end of the market. This contributed to a sizable jump in overall market activity, with total dollar volume up 17.1% year-over-year to $1.4 billion.
Higher-end sales were a key driver in January. Homes priced at $1 million and above increased 27.2% year-over-year, and several luxury segments posted especially sharp gains, including $3M–$4.999M (increasing 50.0%) and $5M–$9.999M (increasing 38.1%).
Despite the strong demand, overall inventory remains slightly lower than last year. Active listings dipped 1.0% year-over-year to 6,073, and the market posted a 5.2-month supply of inventory, hovering near balanced conditions. Homes are also taking longer to move through the transaction process. The median time to contract increased 16.7% year-over-year to 49 days, and the median time to sale rose 12.0% to 93 days, reflecting a market where buyers are active but taking more time to make decisions and complete closings.
