ST. LUCIE COUNTY HOME SALES SURGE AS BUYER DEMAND DRIVES STRONG START TO 2026

St. Lucie County’s single-family home market opened 2026 with a notable surge in sales activity, signaling renewed buyer demand. Closed sales increased 17.1% year-over-year in January, rising to 363 homes sold compared to 310 in January 2025. Pricing remained relatively stable. The median sale price rose 1.3% year-over-year to $389,000, while the average sale price dipped slightly by 1.8% to $424,007, reflecting a balanced mix of price points in this month’s transactions. Stronger sales volume translated into a 15.0% increase in total dollar volume, which reached $153.9 million in January, an indicator of overall market strength.
Buyer activity remains solid heading into the spring season. New pending sales climbed 14.2% year-over-year to 524, while new listings rose 9.1% to 915, showing both buyers and sellers actively participating in the market. Inventory levels were largely steady. Active listings remained consistent year-over-year, and the market registered a 5.6-month supply of inventory, slightly above the 5.5-month benchmark typically considered a balanced market.
