MARTIN COUNTY HOME SALES ACCELERATE TO CLOSE OUT THE YEAR

Just in! Year-End reports have been released detailing recent real estate activity in Martin County. The reports compare year-over-year data. Here are statistics on single-family homes.

Martin County’s housing market closed out 2025 with increased activity, signaling renewed buyer engagement as the market heads into the new year. Closed sales rose 30.1% year-over-year in December, with 229 single-family homes sold compared to 176 in December 2024, reflecting stronger momentum than typically seen at year’s end.

Inventory levels tightened slightly, helping stabilize conditions. Active listings declined 5.3% year-over-year to 785 homes, bringing the market to a 4.5-month supply of inventory, which sits just below balanced-market territory. This shift suggests that while buyers remain deliberate, well-priced homes continue to attract attention.

“Martin County ended the year on a stronger note, with more buyers stepping back into the market and inventory settling into healthier levels,” says Jonathan Dolphus, President of Broward, Palm Beaches & St. Lucie Realtors®. “This is a market that’s recalibrating rather than slowing down. Buyers are more thoughtful, sellers need to be strategic, and a local Realtor® plays a critical role in helping consumers navigate pricing, timing and expectations.”
