Broward County’s housing market closed out 2025 in a more balanced position, as steady buyer activity and elevated inventory levels reshaped end-of-year conditions. Closed sales increased 10.6% year-over-year in December, with 1,051 single-family homes sold, up from 950 in December 2024, signaling continued demand despite a slower seasonal pace.
Inventory levels remained higher than last year, giving buyers more options and contributing to a shift away from the highly competitive conditions seen in recent years. Active listings rose to 4,825 homes, resulting in a 4.8-month supply of inventory, which places the market just below balanced-market territory and reinforces a more even dynamic between buyers and sellers. Homes also took longer to close, with the median time to sale rising to 86 days, underscoring a more deliberate decision-making process for buyers and the importance of strategic pricing for sellers.
