ST. LUCIE COUNTY HOME SALES INCREASE AS PRICES HOLD STEADY

St. Lucie County’s single-family housing market showed steady activity in February, with closed sales rising 2.4% year-over-year to 383 transactions. The slight increase highlights continued demand in the local market as buyers remain active despite broader shifts in housing conditions.
Home prices remained relatively stable compared to a year ago. The median sale price was $390,000, essentially unchanged from February 2025, while the average sale price declined 4.8% year-over-year to $420,206. Total dollar volume reached $160.9 million, down slightly from the previous year as pricing moderated.
Homes are selling slightly faster than they were a year ago. Median time to contract decreased to 58 days, and median time to sale fell to 94 days, signaling continued buyer engagement in the market. Sellers received 94.9% of original list price on average, only slightly below last year’s level.
Buyer activity also strengthened heading into the spring season. New pending sales increased 4.0% year-over-year to 493 transactions, suggesting continued demand in the months ahead. However, new listings declined 11.3% from last year, helping keep inventory at 5.3 months of supply.
