PALM BEACH COUNTY HOME SALES AND PRICES RISE AS BUYER DEMAND REMAINS STRONG

Palm Beach County’s single-family housing market showed strong momentum in February, with closed sales rising 7.9% year-over-year to 1,089 transactions. The increase reflects continued buyer demand across the county, even as market conditions continue to normalize.
Home prices also continued to climb. The median sale price increased 4.3% year-over-year to $675,000, while the average sale price jumped 14.9% to $1,453,078. Total dollar volume rose sharply to $1.6 billion, up 24.0% from February 2025, reflecting both higher prices and increased sales activity.
Homes are taking slightly longer to sell than they did a year ago. Median time to contract increased to 53 days, while median time to sale reached 91 days, signaling a market that is moving at a steadier pace than in recent years.
Buyer activity remains healthy heading into the spring season. New pending sales rose 5.0% year-over-year to 1,441 transactions, suggesting continued demand in the months ahead. Meanwhile, new listings declined 8.9% compared to last year, keeping inventory at 4.9 months of supply.
