BROWARD COUNTY HOME SALES RISE AS PRICES AND DEMAND REMAIN STEADY

Broward County’s single-family home market posted modest growth in February, with closed sales rising 1.1% year-over-year to 811 transactions. The increase signals continued buyer activity despite ongoing affordability pressures and evolving market conditions.
Home prices also edged upward. The median sale price increased 1.6% year-over-year to $620,000, while the average sale price rose 6.6% to $891,862. Total dollar volume climbed 7.8% to $723.3 million, reflecting both stable demand and strength in higher-priced home sales.
Homes are taking slightly longer to sell than they did last year. Median time to contract rose to 54 days and median time to sale reached 93 days, indicating a market that is moving at a more measured pace compared to recent years.
Buyer interest remains strong heading into the spring market. New pending sales increased 4.9% year-over-year to 1,173, suggesting continued demand in the months ahead. At the same time, new listings declined 12.5% compared to last year, keeping overall inventory at five months of supply.
