ST. LUCIE COUNTY HOME PRICES EDGE HIGHER AS SALES HOLD STEADY AND BUYERS GAIN LEVERAGE

Just in! March 2026 reports have been released detailing recent real estate activity in St. Lucie County. The reports compare year-over-year data. Here are statistics on single-family homes. 

St. Lucie County’s single-family housing market remained relatively stable in March, with closed sales totaling 468, down just 1.1% from 473 sales one year ago. The modest change suggests buyer activity is still present, but the market is moving with more balance than the fast-paced conditions seen in prior years. Home prices showed a mixed but generally stable picture. The median sale price rose 3.0% year-over-year to $407,000, while the average sale price slipped 1.9% to $458,393. Dollar volume declined 3.0% to $214.5 million, indicating that while pricing in the core market held up, overall transaction value softened slightly.

Homes are taking longer to sell. Median time to contract increased 8.9% year-over-year to 61 days, and median time to sale rose 6.5% to 99 days. Market activity suggests buyers are gaining more room to evaluate options. New pending sales fell 4.5% year-over-year to 593, and new listings declined 9.9% to 694. Inventory dropped 14.1% to 2,403 active listings, while months’ supply of inventory fell to 5.2 from 6.3 a year ago. That puts St. Lucie County close to a balanced market, offering more negotiating opportunity than tighter South Florida markets while still supporting stable pricing.
