BROWARD COUNTY HOME SALES RISE AS PRICES SOFTEN AND BUYERS GAIN MORE ROOM TO NEGOTIATE

Just in! March 2026 reports have been released detailing recent real estate activity in Broward County. The reports compare year-over-year data. Here are statistics on single-family homes. 

Broward County’s single-family home market posted modest growth in March, with closed sales rising 3.3% year-over-year to 1,097 transactions. The increase shows buyers are still active in the market even as affordability pressures and broader housing costs continue to shape decision-making across South Florida.

Prices showed a mixed picture. The median sale price declined 5.5% year-over-year to $600,000, while the average sale price increased 2.2% to $892,116. That contrast suggests more activity at higher price points even as the broader market experienced some price moderation. Dollar volume rose 5.6% to $978.7 million, reflecting slightly stronger overall transaction value than a year ago.

The market is also moving a bit more slowly than last year. Median time to contract increased 4.8% to 44 days, and median time to sale rose 5.2% to 81 days. Sellers are still finding buyers, but homes are taking longer to move than they did a year ago, giving buyers more time to compare options and negotiate. Buyer demand remains healthy heading into the spring market. New pending sales increased 11.0% year-over-year to 1,309, while new listings fell 9.7% to 1,624. At the same time, active inventory dropped 12.0% to 4,826 listings and months’ supply of inventory declined to 4.8 from 5.4 a year ago. Those numbers suggest well-priced homes are continuing to attract attention and that competition can still be strong in desirable neighborhoods and price bands.
