PALM BEACH COUNTY HOME SALES SURGE AS LUXURY MARKET DRIVES PRICE GROWTH

Just in! March 2026 reports have been released detailing recent real estate activity in Palm Beach County. The reports compare year-over-year data. Here are statistics on single-family homes.

Palm Beach County’s single-family housing market showed strong momentum in March, with closed sales rising 14.3% year-over-year to 1,434 transactions. The increase reflects a significant uptick in buyer activity heading into the spring season, with demand strengthening across multiple price points. Home prices continued to climb, led by gains at the higher end of the market. The median sale price increased 3.2% year-over-year to $645,000, while the average sale price surged 26.2% to $1,323,354. Total dollar volume jumped 44.2% to $1.9 billion, signaling a notable rise in high-value transactions and continued strength in luxury sales.

The market is holding steady in terms of pace. Median time to contract declined slightly to 42 days, down 2.3% from last year, while median time to sale remained unchanged at 83 days. These stable timelines suggest that while inventory dynamics are shifting, well-positioned homes are still moving efficiently.

Buyer demand remains strong heading into the spring market. New pending sales increased 9.6% year-over-year to 1,605, even as new listings declined 14.2% to 1,757. At the same time, inventory dropped 14.1% to 5,574 active listings and months’ supply fell to 4.7, down from 5.8 a year ago. This tightening supply is helping sustain competition, particularly in desirable neighborhoods and price segments.

“Palm Beach County continues to see strong demand, particularly in the luxury segment, where high-net-worth buyers are driving significant market activity,” said Jonathan Dolphus, President of Broward, Palm Beaches & St. Lucie Realtors®. “While inventory remains constrained, well-priced homes across all segments are attracting attention.
