Broward County’s housing market showed renewed momentum in November, with buyer activity picking up even as inventory levels continued to rise. Closed sales increased 14.2% year-over-year, with 918 single-family homes sold compared to 804 in November 2024, signaling steady demand as consumers adjusted to current market conditions. Inventory rose 4.8% year-over-year to 5,179 active listings, pushing the market closer to balance with a 5.2-month supply of inventory.
While sales activity improved, pricing showed modest softening. The median sale price dipped 3.1% year-over-year to $600,000, reflecting buyers’ increased negotiating power as homes spent more time on the market. The median time to sale climbed to 88 days, up from 77 days last year, giving buyers additional time to evaluate options and sellers a clearer signal on pricing strategy.
