PRICES DIP SLIGHTLY AS INVENTORY RISES IN MARTIN COUNTY
Just in! July 2025 reports have been released detailing recent real estate activity in Martin County. The reports compare year-over-year data. Here are statistics on single-family homes.
Martin County’s housing market continued its shift in July, with closed sales down 11.4% year-over-year (163 in July 2025 vs. 184 in July 2024), reflecting cooler buyer activity even as more inventory becomes available. Active listings rose 16.9%, totaling 1,040 homes on the market. This pushed the months’ supply of inventory to 6.8, reinforcing the county’s transition to a buyer-friendly environment. Meanwhile, the median sale price dipped slightly to $604,500, a 1.9% decline from July 2024. Homes are also taking longer to sell, with the median time to sale up 11.4% year-over-year to 98 days, and cash sales dropped 14.5%.
