ST. LUCIE COUNTY HOME SALES JUMP AS INVENTORY EDGES HIGHER

St. Lucie County’s housing market saw a notable increase in activity in November, as buyers stepped back into the market while inventory levels continued to rise. Closed sales increased 22.5% year-over-year, with 398 single-family homes sold compared to 325 in November 2024, pointing to renewed buyer confidence. Inventory rose 4.1% year-over-year to 2,406 active listings, resulting in a 5.3-month supply of inventory, which places the market just above balanced conditions.
Pricing remained relatively stable despite shifting dynamics. The median sale price edged down slightly to $391,750, a 0.9% year-over-year decrease, while homes moved through the market more efficiently. The median time to sale improved to 88 days, down from 99 days last year, offering sellers quicker turnarounds and buyers clearer expectations.
