St. Lucie & Martin Counties Real Estate Update

 

In an effort to assist our members, we have been in constant contact with our local elected officials to ensure that real estate can continue to be transacted in St. Lucie and Martin Counties.

St. Lucie County officials assure us that they see Realtors® as an essential service and are taking additional measures to ensure transactions can continue to close.

You are urged to implement all Center for Disease Control (CDC) recommended best practices including social distancing practices, such as keeping six feet between persons and limiting the group size to less than ten people. The more you can do virtually, the better.

Real Estate Closings Continue 

All real estate transactions and closings are permitted to continue at this time if the parties are willing and able. 

St. Lucie County Clerk

St. Lucie County Clerk Joe Smith reassured the Realtors® that all of his operations for Essential Services are open for business, including walk-ins, and he does not see this changing. While they are open for business, he is encouraging everything to be done electronically/digitally – please see the links below for E-Recording. They have started implementing drop boxes in the lobby of their Downtown Fort Pierce office for documents. 

St. Lucie County Property Appraiser

St. Lucie County Property Appraiser Michelle Franklin reached out to the Realtors® to reassure that all her operations will continue even though they have closed public walk-ins effective Monday, March 23, 2020. 

Martin County Clerk & Comptroller

Martin County Clerk & Comptroller offices are currently closed to public access. They are continuing to process county financial matters and are providing all phone and online services, including accepting payments. 

Martin County Property Appraiser

Martin County Property Appraiser stated all operations will continue even though they are closing public walk-ins effective Tuesday, March 24, 2020.

MLS Updates 

  • Temporarily Off Market - Reminder, there is no time limitation for the Temporarily Off Market status and Days on Market do not accumulate in this status unless the listing expires while Temporarily Off-Market.

  • Both Public Open Houses and Broker Opens are temporarily suspended pursuant to the request by the Florida Surgeon General and Florida Realtors®. The capability to add/edit either event has been temporarily removed from your MLS and will be reinstated once the restrictions have been lifted. 

  • New Features: Virtual Open House and Virtual Brokers Open - Our MLSs (Flexmls and Matrix) have enabled new options for Virtual Open House and Virtual Brokers Open. Details regarding these new features will be communicated in the immediate future.

  • Both Video and Virtual Tour capabilities remain available in the MLSs - these must be unbranded versions only. 

  • ShowingTime: Default settings in ShowingTime have been changed to No Overlapping Showings to prevent multiple showings from being scheduled at the same time.
