BeachesMLS Summary of Changes for July 28th

 

The world of real estate is constantly evolving and so must its most critical tool, the MLS. Here’s a summary of field improvements coming to your Flexmls and Matrix systems starting Tuesday, July 28th.

PET RESTRICTIONS

Sections in both Rental and Residential Listings are getting an overhaul with the following changes: 

  • New Field “Max Number of Pets” & “Total Weight Limit” to replace the current multiple different options 

  • New Field “Pet Fee (Description)” in Rentals with option of “Refundable” or “Non-Refundable” 

  • Remove “Cat OK”, “Dog OK”, “Other Restrictions”, and “Restrictions or Possible Restrictions” from “Pet Description” in Matrix 

  • Add “No Cats” and “Horses Allowed” to Pet Restrictions

FIELD CHANGES

  • New Field “Gated Community” (Yes/No) 

  • “Age of Roof” is being replaced with New Field “Year Roof Installed” 

  • New Field “Association Deposit” (Yes/No) 

  • New Field “Association Deposit Amount” 

  • New Rental Field “Commission Description” with options of “Gross”, “Annual” or “One Month” 

  • For Compliance purposes the “Parcel ID” and “Address” fields will no longer be editable 7 days after the listing has been submitted 

  • “Ceiling Fan” will be removed from “Cooling Description” 

  • New “Subdivision Amenities” to be added: “Park”, “Playground”, “Ball Field”, “Soccer Field”, “Dog Park”, and “Fitness Trail” 

  • The “Expiration Date” can now only be extended to a future date 

  • “Cook Island” to be relabeled “Kitchen Island” 

  • “Cancellation” options added: “Property Leased”, “Property Sold”

NEW FIELD DEFINITIONS

  • Commission Description (Gross, Annual or One Month): To be added to Rentals only. This field is intended to describe whether the percentage of commission offered on the listing is off of the gross rental amount, annual rental amount or monthly rental amount. 

  • Gated Community (Y/N): Defined as a community that has any kind of gated entrance for security purposes including manned gates, keycode gates, car decals and other means of gated entry to the community. When Yes is selected the Security Details section should be completed to identify the type of gated access. 

  • Year Roof Installed: To help determine the true age of the roof that will transcend time, the Age of Roof field is being replaced with Year Roof Installed. 

  • Property Leased and Property Sold: When there are two listings in the MLS for Rent and for Sale and one of them is sold or rented the listing agent will have the opportunity to identify the reason for Cancelling the other listing. If the property sells the rental listing is cancelled and the agent would use the new “Property Sold” field. If the property rents the for sale listing is cancelled and the agent would use the new “Property Leased” field. 

  • Association Deposit and Amount: These fields identify if there is a required deposit to the condo or homeowner’s association and what the amount is.


FIELD CHANGES – FLEXMLS ONLY

  • The “No Truck/RV” field will now be two separate fields in “Restrictions” and will include “No Boat” as an option as well 

  • “Minimum Credit Score” to be added as a main search field in Rental Quick Search 

FIELD CHANGES – MATRIX ONLY

  • The “List Date” field is now visible in Public Reports and on listings
