Martin County Median Home Price Increases 19.9% in 2021

 

Just in! 2021 Year-End Market Reports released from Florida Realtors® detailing recent real estate activity in Martin County. The reports compare year-over-year data for 2021. Here are statistics on single family homes.


““2021 was an extremely successful year for real estate in the Treasure Coast and especially in Martin County. We saw a 5.4 percent rise in closed sales to 2,798, and the median sale price increased a whopping 19.9 percent to $479,500. Also, homes were flying off the market. The median time to contract was 15 days, a 61.5 percent decrease from 39 days in 2020,” said Carlos A. Melendez, President of Broward, Palm Beaches & St. Lucie Realtors®.

Median sale price is our preferred summary statistic for price activity, because unlike average sale price, median sale price is not sensitive to high sale prices for small numbers of homes that may not be characteristic of the market area. Meanwhile, time to contract measures the number of days between the initial listing for a property and the signing of the contract which eventually led to the closing of the sale.
