In response to NAR’s Clear Cooperation Policy 8.0, your board voted to create a new “Coming Soon” status.

We’ve great news! Your Board of Directors voted to add a new Coming Soon Status. In conjunction with Clear Cooperation Policy 8.0 The Purpose of Coming Soon Status is to pre-market a property that is not yet available while also satisfying clear cooperation requirements. While in Coming Soon Status, offers can be submitted however, a listing in this status cannot be shown or have an open house held.

How does this new status work?

When adding a listing in the MLS there will be a new status labeled Coming Soon. If you select Yes a second field called Go-Active Date will become mandatory. The Go-Active Date, is the date the listing will change from Coming Soon to Active in the MLS. That date must be completed before the listing can be submitted.

Key things to know:

  • A listing can only be in Coming Soon Status for up to 21 days.

  • A listing in Coming Soon Status will automatically go active on the Go-Active date of your choosing. (The Go-Active date must be within 21 days of entry.)

  • Once the listing is in Coming Soon Status, the Go-Active Date can be changed by the listing agent as long as you remain within the 21 day window.

  • Photos are not required .

  • Days on Market will not count.

  • Showings and Open Houses will not be permitted ($1,000 fine).

  • Once Active, a listing cannot be reverted back to Coming Soon Status.

  • Listings can be changed to Cancelled, Withdrawn, Temp Off Market or Closed/Rented during the Coming Soon Status period.

  • Listings will not automatically syndicate (Realtor.com, Homes.com, etc.) however, Brokers can opt-in to send them.

  • Listings will be included in broker websites (IDX), statistical reports and CMAs, customer portal, auto-emails and Broker tools.
